Foundation Inspections with Mook Home Inspections LLC: Protecting Your Home from the Ground Up

Your home’s foundation is its backbone — supporting everything from the walls and floors to the roof above. When problems arise in the foundation, they can lead to cracks, water intrusion, shifting, and even serious structural concerns. That’s why a professional foundation inspection is one of the most important parts of a home inspection.

At Mook Home Inspections LLC, we follow both InterNACHI’s Standards of Practice and the State of Ohio’s Standards of Practice to make sure our clients receive thorough, consistent, and compliant inspections every time.

What Standards Do We Follow?

InterNACHI Standards of Practice

  • Require a visual examination of the foundation, basement, crawlspace, and structural components.

  • Call for reporting of material defects — those that may affect a home’s value, safety, or usability.

  • Define the inspection as non-invasive and visual, not technically exhaustive.

Ohio Standards of Practice

  • Require licensed inspectors to perform a visual, non-destructive inspection of all readily accessible areas.

  • Mandate that inspectors report any deficiencies and recommend repair or monitoring.

  • Require documentation of any areas not inspected and why (e.g., unsafe access, blocked areas).

By aligning with both sets of standards, our inspections are both legally compliant and professionally reliable.

What We Look At During a Foundation Inspection

When inspecting a foundation, we check both the outside and inside of the home for warning signs. Here’s what we typically evaluate:

  • Exterior foundation walls — checking for cracks, bowing, leaning, or water intrusion.

  • Basement or crawlspace — examining walls, piers, and footings for cracks, deterioration, moisture, or movement.

  • Drainage & grading — ensuring water is flowing away from the house, not toward it.

  • Structural connections — verifying sill plates, anchor bolts, and supports are secure and intact.

  • Settlement indicators — uneven floors, sticking doors/windows, or cracks in interior finishes.

  • Moisture issues — looking for water stains, dampness, mold, mildew, or efflorescence (salt deposits).

If we find signs of structural movement, ongoing water intrusion, or major cracking, we clearly document the issue and often recommend consultation with a structural engineer or foundation specialist.

What Our Reports Include

Our foundation inspection reports are clear, detailed, and in line with both InterNACHI and Ohio requirements. Each report provides:

  • Observed deficiencies (with photos and descriptions).

  • Recommendations for repair, monitoring, or further evaluation.

  • Noted limitations — areas that were inaccessible or unsafe to inspect.

  • A summary of major concerns that may affect the safety, livability, or value of the home.

We believe transparency is key — you’ll know exactly what we found, what it means, and what next steps you may want to take.

Why a Professional Foundation Inspection Matters

Many foundation problems begin small: a hairline crack, a little dampness, or a sticking door. Left unchecked, those issues can grow into costly repairs. A professional inspection helps you:

  • Catch issues early before they become major problems.

  • Gain peace of mind during a home purchase or sale.

  • Understand maintenance needs to protect your investment.

  • Make informed decisions about repairs or negotiations.
